Overview
Norwood Green is a residential community and conservation
area, bordering the National

A very convenient West London location. Road communications
are served by the M4 (for the West End of London, Heathrow Airport
and the National Motorway Network via the M25). There is a Mainline
station at Southall (about 1 mile) and Underground (Piccadilly
Line) at Osterley (about 1 and a half miles).

For shops, entertainment and town centre amenities, Ealing Broadway,
Chiswick and Twickenham are all within easy reach.
Friar's Lawn is a classic Georgian residence of historic local
importance. Each owner has carried on the efforts of each
preceeding generation to preserve and cherish the priceless
character and grace of Friar's Lawn. Whether looking South
over Norwood Green, or to the rear over the landscaped grounds,
all the large Georgian windows afford glorious views.
The Grade II listing has ensured the retention of a wealth of
original architectural features, notably old pine joinery, high

Walls and Roof
The roof has been stripped and re-clad with slates on vapour
permeable membrane. The asphalt gutters have been replaced

All window openings have been inspected, and the arches/lintels reinforced where
necessary. The sash windows have been overhauled by Ventrolla Ltd, who have installed
their perimeter sealing system.
Services
Heating and Hot and Cold Water
A new heating and hot water system for the whole house has been installed, with
condensing boiler and megaflow hot water heating cylinder located in the space
under the stair on the lower ground floor.
Electrical
In conjunction with the installation of new electrical services in the altered
and extended areas of the house, the system has been generally re-wired and upgraded
to current standards throughout.
Security
The following systems have been installed:
- A gate entry system with control panels at each floor level.
- An electronic intruder alarm system in accordance with British Standards
4737, Parts 1, 3 and 4 1986. with door and window contacts, passive infra
red movement censors, and personal attack buttons. The alarm is monitored
by Redcare.
- There are CCTV cameras with digital recording, which can be accessed
on-line.
- Automatic security lighting to front and rear.
- Mains operated smoke detection system, and Chubb fire extinguishers.
Garage
The garage of 24’6 x 9' (7.49m x 2.74m) has been converted in a gymnasium.
